Plans have been submitted to demolish a building housing solicitors in Newquay and replace it with a mixed-use development containing nine homes and office space.
The proposal, put forward by TLS Solicitors and designed by b-architect Ltd, would see the existing building at 19 St Michael’s Road replaced with a new structure comprising eight two-bedroom flats, one three-bedroom flat, and three office units totalling 229 square metres. The scheme also includes parking for 16 vehicles, including disabled spaces, bicycle storage, and two new access points for vehicles.
The planning statement submitted with the application says the current building does not reflect the company’s growth ambitions, and that modern premises would support its expansion while also providing space for small start-up businesses on the lower level. TLS has operated from the site for nearly 50 years and aims to remain in Newquay while improving the working environment with flexible office layouts.
The application includes studies on right to light and the impact on neighbouring properties, as well as energy assessments and biodiversity net gain templates. Designers say the scheme respects the local character, incorporates tiered building levels to follow the natural slope of the land, and includes accessibility measures in line with building regulations.
Cornwall Council is now considering the application, which also proposes pedestrian access from St Michael’s Road and Church Walk.
