A planning application has been submitted for the construction of 132 homes in St Newlyn East, including 39 affordable properties, a new link road, and a village green.
The proposals also include public open space, landscaping, and biodiversity enhancements.
The application, submitted by Cornish builder Gilbert & Goode Ltd, would be built on pasture land off Halt Road. The site consists of three agricultural fields, bordered by Station Road to the west and Halt Road to the east. It sits on the southern edge of the village, adjacent to existing modern housing.
The application proposes a new link road, designed to divert traffic away from the village centre, where it described the roads as narrow and the lack of footpaths pose challenges for residents.
However, concerns have been raised over the size and scale of the development. One resident described it as "disproportionate to the existing size of St Newlyn East", adding that the number of homes proposed would "constitute a village in its own right."
The NHS Integrated Care Board (ICB) has also warned that the development could place significant pressure on local GP services, including Perranporth Surgery and Newquay Health Centre. The ICB is calling for a contribution of nearly £47,000 from the developers through a Section 106 agreement, to help mitigate the impact on healthcare provision.
