A planning application has been submitted to convert a former care home in Newquay into a 14-room House in Multiple Occupation (HMO).
The proposal would reduce the existing 18 rooms in the care home at 4 - 6 Trelawney Road, to 14, each containing en-suite sinks, and three featuring en-suite W/Cs, including one with a bath. Communal facilities would include two kitchens with dining areas, four bathrooms, four upgraded W/Cs, and shared living spaces on both floors. The property would also feature landscaped front garden space and secure cycle parking.
The applicant’s management plan emphasises providing a safe, high-quality living environment and compliance with HMO licensing and housing standards. Measures include tenant vetting, tenancy agreements with rules on anti-social behaviour, regular property inspections, and 24/7 contact for tenants. The plan also encourages sustainable transport, including cycle use, walking, public transport, car-sharing, and the installation of four electric vehicle charging points.
The building is located in a mixed-use area of Newquay with good public transport links, nearby employment opportunities, beaches, and the town centre. The property would be aimed at working professionals and local residents.
Newquay Town Council objected to the application, stating: “Overall, Cllrs wished to make clear that, whilst they fully recognise the local need for HMO accommodation, sites such as this former Residential Care Home still need to be developed appropriately in order to gain the Town Council's support.”
