Fears over future of historic wall amid plans for new flats and offices

Concerns have been raised over plans to demolish a solicitors’ office in Newquay and replace it with flats and new commercial space.

The proposal, submitted by TLS Solicitors for 19 St Michael’s Road, includes nine residential units and three office spaces totalling about 229 square metres. The plans also feature 16 parking spaces, with ten accessed from Ennors Road and six from St Michael’s Road.

Several people have objected to the proposed vehicle access from Ennors Road, with suggestions it would alter the character of the cul-de-sac and affect a well-used pedestrian path. They also raised concerns about safety, congestion, and the potential loss of mature trees, suggesting access from St Michael’s Road would be a better option.

The Newquay Conservation Area Group said it would be objecting to the plans, highlighting concerns about the proposed removal of part of a historic wall to create a new vehicle entrance. The group said the wall dates back to the mid-19th century and once formed part of the original St Michael’s Chapel of Ease, describing it as a key surviving link to the town’s early religious and community history.

In its application, TLS Solicitors said the redevelopment would modernise its headquarters to better serve clients and support future growth.
